RENTAL AGENT - Responsibilities

Your Basic functions as a rental agent will be-

1. To source properties to be let and match the property to a suitable tenant.

2. You will then have the tenant complete an Application to Rent. This will be sent admin control, where all vetting and credit checks will be done. They will n notify you (normally within 3 hours whether the application has been accepted. When you get this authorisatio you can then complete the signing of the lease document and collect all Fees.

3. Amin Control on receipt of the signed leases will then administer the lease.

4. Admin Control will attend to the remittance of monthly statements,

5. Collection of the rentals,

6. Payments to owners,

7. Payments of levy or rates accounts if requested by the owner,

8. Manage water and lights accounts if requested by the owner to do so

9. Manage the tenant owner relationship from commencement of the lease to expiry.

10. Maintenance of the property will be managed by Admin Control (all accounts for repairs undertaken is done only on the owner’s permission). Admin Control will make payment to the contractor.

11. When a tenant vacates, Admin Control will arrange for the final inspection (the agent may have to actually perform the task) and to advise Admin Control of the results.

12. Admin Control will from time to time provide training and training documentation to agents to enable you to do carry out the tasks that the agent is responsible for.

13. Admin Control will also administer the refunding of the deposit.

To summarize, the functions of the agent will be to: -

1) Source advertise and Let residential properties

2) Assist Admin Control with property maintenance and repairs

3) Attend to Final Inspections
